Boral Flashing Replacement: The Dallas Owner’s Guide
Boral flashing replacement in Dallas typically runs $385 to $740 installed, depending on the flashing type, roof pitch, and whether surrounding shingles need to be pulled and reset. We stock Boral-compatible flashing on our trucks and can match most Boral profiles without a special order. Roof flashing fails quietly, so most Dallas homeowners discover it the hard way: a water stain on the ceiling after a hard spring storm, a drip in the attic, or crumbling mortar at a chimney base where the flashing has pulled away from the masonry.
Flashing is the metal, or in Boral’s case sometimes polymer, that sits where the roof meets something that isn’t roof. Chimneys, walls, skylights, valleys, vent pipes. When that joint opens up, water finds it fast. And in Dallas, where we get violent wind-driven rain from April through June and then a second season of hail in the fall, a small flashing gap becomes a leak within weeks, not years.
Here’s what you need to know before you spend a dollar on this repair.
Which Boral Models This Applies To
Boral flashing replacement covers three main product lines: Boral Roofing’s steel chimney and wall flashing kits (standard on their concrete and clay tile systems), Boral StormSlate™ and CedarLite™ flashing profiles, and the compatible counter-flashing used on Boral Inspire® composite shake and slate. Each line uses different dimensions, so the part that fits your Boral barrel tile house won’t necessarily be right for a neighbor’s Boral shake roof.
If you’re trying to identify what’s on your roof before calling us, look for a stamp on the underside of a visible flashing piece, or check your original roof paperwork. Boral flashing parts are usually referenced by profile code: for the tile lines, you’ll see codes like BFS-300 (standard step flashing) and BFS-310 (chimney apron). For Inspire, the parts are sized to the shake width: 12-inch and 15-inch exposure profiles each use a different kickout dimension. That’s the number-one compatibility gotcha we see: a homeowner buys a generic 10-inch step flashing and discovers the Boral shake exposure is 15 inches, so the flashing doesn’t tuck far enough under the course above it.
We’re an independent roofing contractor, not a Boral dealer or factory affiliate. But we install these products regularly, and we’ve learned what the spec sheets don’t tell you: Boral’s steel flashing, like all steel flashing, moves. It expands and contracts with the Dallas temperature swings, which can be thirty degrees in a day. That movement is what eventually works the sealant loose at the overlap joints.

Signs Your Boral Flashing Replacement Is Failing
- Water staining on ceilings or upper walls after rain. This is the symptom that gets the call. Flashing leaks rarely show up as a drip directly below the flashing; water travels along rafters and shows up five or ten feet away. If the stain lines up with a chimney, wall, or valley, the flashing is usually the culprit, not the shingles.
- Lifting or curling flashing edges. Steel flashing, exposed to Dallas sun, expands and contracts daily. Over a decade, the fasteners loosen and the edges curl up like a potato chip. You’ll see it from the ground on a walkway flashing or at a chimney base where the counter-flashing has pulled away from the mortar.
- Crumbling or cracked mortar where flashing meets brick. On Dallas chimneys, the flashing isn’t the only thing failing. The mortar channel that once held the counter-flashing has often decomposed, and the flashing is now sitting against air instead of brick. This is a two-part repair: new flashing plus a new mortar cut and tuck.
- Mold, moss, or dark streaks at a roof-to-wall transition. Slow leaks that don’t reach the ceiling still keep the decking damp. That moisture grows things. In Dallas, the north side of a wall junction is the prime spot, because it’s the side that doesn’t dry out after a storm.
- Visible sealant failure at flashing joints. Roofers in a hurry caulk the overlaps instead of using properly lapped metal. In Texas heat, that caulk fails in two or three seasons. If you see cracked, shrunken, or missing sealant along a flashing seam, the water has already been working on it.
Replacement Cost & What’s Included
Typical installed cost for Boral flashing replacement in Dallas is $385 to $740. A simple pipe boot or a small step-flashing repair at an easy-to-reach wall runs at the low end. A full chimney flashing replacement with mortar work and a new saddle pans at $640 to $740. Valley flashing on a steep-pitched tile roof? That’s the high end, because it means pulling and resetting tile to get the new metal underneath, and tile that’s been down for 20 years doesn’t always want to go back in one piece.
Every Mercer Roofing job includes a written price before any work starts. Not a verbal estimate, not a range, a written number. That’s how Grant Whitlock has operated since day one, because the only thing worse than a roof leak is finding out halfway through a repair that the price just changed. You’ll know the exact cost, including materials and labor, before we touch a tool.
The repair is covered by our 365-Day Done Right Promise: if the flashing repair fails within a year, we come back and make it right. That’s a written guarantee on every job, and the second visit is free. Not prorated, not conditional on you having saved the receipt. Free.

AfterDIY or Call Us?
There are things a Dallas homeowner can safely check. Getting on a ladder and inspecting a lower roof edge to confirm the flashing is lifted or the sealant is cracked, that’s reasonable. Snapping a photo of the flashing to send to a roofer for a rough diagnostic, also smart.
But actually replacing flashing? That’s where DIY goes wrong for most people. Here’s why: flashing has to be layered so water flows one direction, downward and over. If the lapping is done wrong, if a kickout is missing at the bottom of a wall, the leak comes back worse than before. And on Dallas roofs with real pitch, every minute you’re up there with a pry bar and a piece of metal, gravity is working against you. One fall is not worth the $400 you’d save.

FAQs
Steel flashing in the Dallas climate typically lasts 15 to 20 years before the metal or the sealant at the overlaps starts failing. The climate is the problem: high heat cycles, UV exposure, and the occasional hail storm that dents the flashing and creates a water path. Polymer flashing, which Boral uses on some of its composite lines, can go longer, but the mounting fasteners and sealant still age out on the same schedule.
Sometimes, but rarely for long. A roofer can patch a small flashing tear or re-secure a lifted edge with new fasteners and a proper lap. But if the flashing has torn at a bend, if it’s pitted with rust, or if the sealant has failed across multiple joints, patchwork just buys you one season. In Dallas, one season is not enough. Call (432) 302-5605 and we’ll tell you honestly which situation you’re in.
Most flashing replacements take a half day to a full day. A pipe boot or a small step-flashing section is done in two to three hours. A full chimney flashing with mortar work will take a full day, because the mortar has to cure before we’re done. If we’re working around your schedule, we’ll tell you upfront how long the job should take before you commit.
We stock the most common Boral-compatible flashing profiles on our trucks: standard step flashing, chimney aprons, and pipe boots. For less common Boral lines, like CedarLite or the wider Inspire profiles, we order the part with a two-to-three-day lead time. If it’s a stock part, we can usually have it replaced the same visit we diagnose it. Call us at (432) 302-5605 to confirm your profile is on hand.
