IKO Underlayment & Deck Repair: The Dallas Owner’s Guide
IKO underlayment and deck repair in Dallas typically runs $1,800 to $4,600 installed, depending on how many squares of decking need replacement and which IKO underlayment product goes back down. We stock IKO-compatible underlayment on our trucks and can usually get eyes on your roof within a day or two of your call. Most Dallas homeowners discover this problem the hard way: a leak shows up on the ceiling after a spring storm, or a roofer replacing shingles lifts the old ones and finds the plywood underneath has turned to mush. Underlayment fails silently. By the time you see a stain, the decking beneath it has usually been wet for months.
Which IKO Models This Applies To
This applies to any Dallas roof with IKO shingles or IKO underlayment installed underneath, but there’s a detail most homeowners don’t know: IKO’s underlayment line is tiered, and the tier matters for repairs. IKO’s StormShield and StormShield Plus are self-adhered ice-and-water barriers rated for high-heat climates like North Texas. Their RoofGard and AquaBarrier lines are mechanically fastened synthetics. If your roof has IKO Cambridge or IKO Dynasty shingles, you’ll typically find either RoofGard synthetic felt or StormShield in the valleys and eaves. The gotcha: you cannot mix a self-adhered membrane with a mechanically fastened underlayment in the same repair zone. The repair area needs the same class of product that was originally installed, or the patch won’t seal consistently at the transition. When we open a roof on a home in neighborhoods like Lakewood or Preston Hollow, we photograph the existing underlayment before we quote, so the replacement matches what’s already up there. We’re an independent service provider, not affiliated with IKO, so we call it like we see it: IKO makes a solid underlayment, but the installation is what determines whether it lasts 10 years or 25.

Signs Your IKO Underlayment & Deck Repair Is Failing
- Water stains on ceilings or attic joists after rain. This means the underlayment has been breached long enough for water to soak through the decking. The stain you see is the last stop, not the first. Water usually travels along a rafter for feet before it drops onto your ceiling.
- Soft or spongy spots in the roof deck when walked. Wet OSB or plywood loses its structural rating fast. A deck that flexes underfoot has been compromised by trapped moisture, usually because the underlayment above it split or lifted at a seam. In Dallas, the freeze-thaw cycles in January and February accelerate this once water gets in.
- Granule piles in gutters with no obvious shingle damage. Worn IKO shingles release granules, but so do shingles that are being cooked from beneath by moisture trapped in the deck. Heat and humidity in a Dallas August turn a damp deck section into a steam box that cooks the shingle mat from underneath.
- Peeling or raised underlayment visible at the eaves. Walk outside and look up at the lowest edge of your roof. If you can see wrinkled, bubbling, or curling material under the shingle line, the underlayment has delaminated from the deck. This is common on south-facing slopes in Dallas, where UV reflection and 100-degree days bake the eave line relentlessly.
- Mold or mildew smell in the attic. A roof deck holding moisture grows mold fast in our humidity. The underlayment overhead is almost always the source: it should be shedding water, not holding it against the wood. If you smell it in June, it started in April.

AfterReplacement Cost & What’s Included
Here’s what we quote in Dallas, in real dollars, before any work starts.
| Scope | Installed Range | What’s Included |
|---|---|---|
| Underlayment replacement only (1 valley or eave section) | $450 to $900 | Remove shingles, replace underlayment, re-install shingles, seal transitions |
| Decking patch (1-2 sheets of OSB or plywood) | $350 to $700 added to the above | Cut out rot, replace decking, re-nail to code spacing, new underlayment over patch |
| Full re-deck with new IKO-compatible underlayment (average Dallas roof, 20-25 squares) | $3,200 to $6,400 | Full tear-off, deck inspection, replace all soft sheets, new underlayment, dump fees |
Every quote is a written, line-item price. No allowances, no “we’ll see once we open it up” unless we uncover rot that was impossible to detect without opening – and even then, we stop and show you photos before we spend another dollar. Every repair carries our written 365-Day Done Right Promise: if it fails within a year, we come back and make it right at no charge. That’s a written guarantee, included with every job, not a verbal pat on the back.
DIY or Call Us?
You can safely inspect a few things from the ground: missing shingles, visible underlayment at the eaves, granule piles in downspouts, stains in the attic from the inside. What you should not do is peel back shingles to look at the deck. Once you break the nail line and tear the underlayment, you’ve created a new leak path that a rainstorm will find before you get the shingles back down. Even for a pro, a same-day re-seal is the standard; for a homeowner without pneumatic nailers and the right IKO-rated fasteners, it’s a gamble you’ll lose in a Texas downpour. Roof decking is also structural – cutting into it without knowing where the trusses land is how people put a boot through their own ceiling. If you want to know what’s actually going on up there, call us at (432) 302-5605. We’ll send a technician whose name and photo you’ll have before they arrive, and they’ll badge in at the door with a photo ID. Free estimate. Written price before work starts.
FAQs
IKO’s synthetic underlayments like RoofGard typically last 15 to 20 years under properly installed shingles in our climate, while their self-adhered StormShield products can go 25-plus years. The Dallas wildcard is heat cycling: 100-degree summers and occasional freeze-thaw winters stress the adhesive bonds and mechanical fasteners over time. South-facing slopes age out first, sometimes years before the shingles above them do. If you’re replacing underlayment on a south slope, we usually recommend stepping up to a self-adhered product in the valleys and eave lines. Call (432) 302-5605 and we’ll walk your roof before you decide.
Small tears or lifted seams can often be repaired by re-fastening and sealing the affected section, provided the deck underneath is still dry and structurally sound. But if the underlayment has delaminated in sheets or the decking below shows rot, patching becomes a temporary measure. The repair is only as good as the surface it’s bonded to. We’ll tell you straight up whether a repair makes sense or if you’re throwing good money at a deck that needs replacement. Estimates are free – call (432) 302-5605.
Most single-section deck patches with new underlayment are done in one day. A full re-deck of an average Dallas home takes two to four days depending on weather and how much plywood needs replacing. We keep IKO-compatible underlayment and standard 7/16-inch and 15/32-inch OSB decking on our trucks, so we’re not losing half a day running to a supplier. You’ll have a written estimate with a realistic timeline before anyone steps foot on your roof.
We stock IKO-compatible underlayment in both self-adhered and mechanically fastened classes on our service trucks, along with IKO-rated cap nails and fasteners. For decking, we carry standard-thickness OSB and plywood sheets that meet Dallas building code for roof deck applications. If your roof has an unusual deck thickness or a specialty IKO product we don’t carry, we’ll have it in hand before work starts – not after we open the roof. We also work with GAF, Owens Corning, and CertainTeed roof systems, so if your home has mixed brands up there, we can match all of it. Grant Whitlock has been straight with Dallas homeowners for years about what a roof actually needs versus what it doesn’t. A roof shouldn’t be something you worry about. Let’s make sure yours isn’t.
